| Abstrak | : | The need for residence is a basic need, as well as his need for food and clothing. Along with the global dynamics, the house is not only used as a means of fulfilling the needs, but became the object of investment. Townhouse is one form of residential which increasingly prevalent in Yogyakarta, so do not wonder that many property developers are competing to market their products. One important thing in marketing is the marketing mix of product, price, promotion, and location. The purpose of this research is to analyze the factors that influence the house buying decision. The data used in this study are primary data, where the respondent is personwho was influential in the house buying decision on the type housing of townhouse in sub-district Depok. The analysis used in this research is the Partial Least Square analysis. From this research, the result indicate that the variable which has positive significant influence in this study are the product and the location with R-Square is 0.564. The value of influence of the product and location variable can be seen in the path diagram are 0.615 for the product variable and 0.244 for the location variable.
